Associate Project Manager, Facilities
SUMMARY
The Associate Project Manager, Facilities supports facility maintenance, repair, equipment replacement, and improvement projects across a portfolio of properties. This role is best suited for someone with a strong facilities or building maintenance background and practical knowledge of mechanical, electrical, and plumbing (MEP) systems who is interested in expanding into facilities project management.
The ideal candidate has experience working directly with building systems and understands how facilities operate from a maintenance and troubleshooting perspective. Experience within multifamily, apartments, senior housing, hospitality, or another multi-site residential environment is strongly preferred.
This is not solely a vendor coordination or administrative facilities role. The Associate Project Manager will regularly visit properties, assess facility conditions, identify maintenance and equipment needs, work with contractors and property teams, and help develop appropriate repair or replacement scopes.
KEY RESPONSIBILITIES
- Support and manage facility-related projects including HVAC repairs and replacements, plumbing systems, electrical systems, mechanical equipment, building systems, and other property maintenance and improvement needs.
- Conduct regular site walks and physical condition assessments to identify maintenance concerns, equipment deficiencies, potential failures, and capital repair or replacement needs.
- Apply practical knowledge of mechanical, electrical, plumbing, HVAC, and general building systems when evaluating property conditions and proposed solutions.
- Work closely with property maintenance teams, Facilities, Operations, Asset Management, and Capital Projects to determine appropriate repair, replacement, and improvement strategies.
- Assist in developing project scopes of work based on observed facility conditions and operational needs.
- Coordinate contractors, service providers, consultants, and vendors performing facility repairs, replacements, and improvements.
- Review contractor proposals and help evaluate whether recommended repairs or replacements appropriately address the underlying facility issue.
- Monitor work performed in the field for progress, quality, safety, and alignment with the approved project scope.
- Support project planning, scheduling, budgeting, documentation, and close-out from project initiation through completion.
- Assist with budget tracking, invoice review, change orders, and project documentation.
- Track project milestones, risks, and deliverables and escalate concerns as needed.
- Partner with property and operations teams to schedule work while minimizing disruption to residents and property operations.
- Support project punch lists, completion inspections, and turnover documentation.
- Maintain accurate project records, contracts, reports, and facility documentation.
- Provide additional facilities and project support as assigned.

TRAVEL
- This role will be expected to travel regularly between multiple project sites.
MINIMUM REQUIREMENTS
- 2+ years of experience in facilities maintenance, building maintenance, property maintenance, facilities operations, or a related field.
- Demonstrated working knowledge of mechanical, electrical, plumbing, HVAC, and general building systems.
- Experience identifying, troubleshooting, or evaluating building maintenance and equipment issues.
- Experience working with contractors, technicians, service providers, or maintenance vendors.
- Ability to conduct property inspections and communicate facility deficiencies and recommended corrective actions.
- Strong organizational, communication, and time-management skills.
- Ability to manage multiple properties, projects, and priorities in a fast-paced environment.
- Proficiency in Microsoft Office, including Excel, PowerPoint, and Word.
- Ability and willingness to travel regularly throughout the assigned market.

COMPENSATION
Salaries may vary by location. The range for this role in these markets is $75,000 - $100,000 plus bonus. Salary determinations are made based on numerous factors, such as, but not limited to, the relevant market and the skill, experience, and education of the selected candidate.
